The Dallas North Tollway, U.S. 380, U.S. 75, and I-30 are carrying more growth than they were originally built to handle. Residents with hybrid schedules tend to have an easier time adjusting. A lot of the movement is local or regional, not just out-of-state. The popular story is that everyone is moving here from California. Some are, sure. But plenty of buyers are moving from Frisco to Celina, Plano to McKinney, Allen to Anna, or Mesquite and Garland toward Fate and Forney.

Collin County Northeast Freeway study — preferred alignment expected spring/summer 2026
TxDOT's study for a new 10-mile Collin County Northeast Freeway (CCNEF) connecting SH 121 to the future US 380 freeway is progressing. Public meetings were held Dec 2025–Jan 2026 at Princeton High School. A preferred alignment is expected to be announced in spring or summer 2026. The study anticipates interchanges along SH 121, the Collin County Outer Loop, and US 380.

Spur 399 McKinney expansion under construction — first traffic shifts expected spring 2026
TxDOT broke ground on the Spur 399/SH 5 widening in McKinney in June 2025. The first segment (Stewart Road to Eldorado Parkway) is widening from four to six lanes at a cost of $157 million. First traffic shifts are anticipated for spring 2026, with completion of this segment expected by summer 2029. The larger $1 billion extension to US 380 will be bid in 2026.

US 380 McKinney bypass — land acquisitions underway, businesses impacted
TxDOT is actively acquiring right-of-way for the US 380 bypass in McKinney, a planned eight-lane freeway with frontage roads through north McKinney. The bypass alignment was finalized in September 2023. The Ready to Let date for the McKinney section is projected for 2027. Some businesses have already closed due to right-of-way acquisitions.

The Collin County Outer Loop segment connecting Celina to McKinney opened to traffic in November 2025, ahead of its projected March 2026 completion. Design work for an additional service road stretch in Segment 3C is expected to begin in 2026, and construction for another portion connecting Celina to Denton County is also slated to start in 2026.

What it means Town and county officials said they hope these improvements will also ease congestion and reduce accidents along the corridor.
